This house is through schematic design, moving towards permitting. A single family residence, the program is for 3 bed, 3 bath with family room, dining room, living room and a pair of home offices.
The clients are very eco-conscious and are pursuing LEED certification for the finished house. This means the design is pursuing everything from solar panels to recycled insulation. Due to coastal proximity, there is a major focus in the design to maximize views, daylighting and capture the coastal breeze.
The layout also features a secluded Lanaii for entertaining which opens directly into the dining room, and a separate yard with vegatable gardens.
Communicating with tech savvy clients has been very "green" as well, as its mostly paperless. The house is being designed in Autodesk Revit - a 3D Building Information Model system, meaning that the clients can do virtual walk-throughs at their own pace & experiment with placing furniture!
